How to Create a Listing

A field-by-field walkthrough of every step. What to enter, why it matters, and what the screen looks like, so you know exactly what you’re doing before you start.

Location

This is where your storage space is physically located. You need the full street address, suburb, state, and postcode.

  • Address field: Start typing your street address and select the correct option from the autocomplete dropdown. The system uses Google Maps to verify the address - make sure the pin lands in the right place.
  • Suburb, state, and postcode: These fill in automatically once you pick your address. If they don’t, fill them in manually. All three are required.
  • Your privacy is protected: Storers searching the marketplace only see a general map area - your exact street address is never shown publicly. It is only shared with a storer after a booking is confirmed.
  • Accuracy matters: The location is used to show your listing in local search results. An incorrect suburb or postcode means your listing won’t appear for the right searches.

If your space is on a rural property, use the nearest road address and include directions in your listing description (Step 5). Storers can message you for exact coordinates after booking.

Your Space

Describe the physical space - what type it is, what the surface and cover are, and how big it is. This helps storers know whether their vehicle will actually fit.

Space type

Choose the option that best describes your space. Use these exact labels as they appear on screen:

  • Driveway - a residential driveway in front of or beside a home. Suits cars, trailers, and smaller campervans.
  • Front / back yard - open ground on a residential or rural property. Good for caravans, boats, trailers, and light trucks.
  • Covered carport - a roofed structure attached to or near a home, open on the sides.
  • Single garage / Double garage - an enclosed structure with a door. Full weather and security protection.
  • Shed / workshop - a standalone enclosed structure, often with a roller door. Common on farms and acreage.
  • Commercial yard / depot - a larger sealed or hardstand area for business use. Good for multiple trucks, heavy equipment, or containers.
  • Warehouse - a large fully enclosed industrial building. Suits trucks, machinery, and bulk storage.
  • Paddock / open land - open rural land. Good for caravans, horse floats, trailers, and large machinery.
  • Other - anything that doesn’t fit above. Describe it clearly in Step 5.

Surface type

The surface is what the vehicle sits on. These are the five options, exactly as they appear in the form:

  • Hardstand (engineered) - purpose-built hardstand, typically compacted road base or reinforced ground. Handles heavy vehicles well. Common in commercial yards and depots.
  • Sealed (asphalt/concrete/bitumen) - a hard, smooth sealed surface. Best for all vehicle types, easiest to manoeuvre on.
  • Compacted gravel - firm and stable in dry conditions. Suitable for most vehicles; check drainage in wet weather.
  • Grass / soil - can become muddy or soft in wet weather. Best for lighter vehicles. Be honest about the condition - storers will notice.
  • Other - select this and describe it in the text field that appears (e.g. “crushed rock base, well-drained”).

Cover type

Cover describes the weather protection level. There are four options:

  • Open air - no overhead cover. The vehicle is fully exposed to the elements.
  • Carport / awning - roof only, no walls. Protects from rain and sun but not wind.
  • Roofed structure - roof with open or partial sides (e.g. a shed with open roller door, a lean-to). More protection than a carport but not fully enclosed.
  • Fully enclosed - walls, roof, and a door (garage, shed, warehouse). Maximum protection from weather and theft.

Dimensions - suggested vs actual

When you choose a space type, the form pre-fills suggested dimensions. These are starting points based on typical sizes for that space type - not measurements of your actual space. Check every one and update it to match reality.

  • Entry gate width - measure the narrowest point a vehicle has to pass through (gate opening, roller door, fence gap, or the driveway at the street). This is what semi-trailer and caravan owners check first.
  • Height clearance - measure the lowest overhead obstruction (roller door frame, beam, tree branch, power line). Essential for any truck or high-profile vehicle storer.
  • Length and width - the usable area the vehicle will occupy. Measure with a tape measure or laser level. Don’t include areas that aren’t actually usable.

Incorrect dimensions are grounds for a booking dispute. Double-check the system’s estimates before moving on.

What Can Be Stored

Tell storers what types of vehicles or items your space can accommodate, and how many can fit at the same time.

Capacity

Capacity is the number of vehicles or items your space can hold at the same time. The platform uses this to prevent overbooking.

  • Set to 1 if only one vehicle can fit. Even if more could theoretically squeeze in, overbooking leads to disputes.
  • Set it higher (e.g. 4) only if each spot has independent access and your own access isn’t blocked by other storers.
  • If your property has meaningfully different areas - a covered bay and an open paddock, for example - create separate listings rather than one listing with capacity 2. Storers need to know exactly what they’re booking.

Vehicle types

The form lets you pick from quick picks or expand to see all types grouped by category. Select every type your space can genuinely accommodate. Here is the full list so you can decide before you get there:

Compare each vehicle type’s dimensions against your Step 2 measurements before ticking. If a semi-trailer is 12.5 m long and your space is 10 m, don’t tick semi-trailer. A storer arriving with the wrong vehicle is frustrating for both sides.

Photos

Photos are the single biggest factor in whether a storer books your space. You need a minimum of 3 and can upload up to 10. The first photo you upload becomes the cover image - the one storers see in search results.

The essential shots

  • Cover photo - wide shot of the full space. Stand back far enough to show the entire area. This is what storers see first. Make it clear and bright.
  • Entry and access point. Photograph the gate, driveway entrance, or door opening. Storers need to see how they get in and out, and whether their vehicle will clear the entry width.
  • Surface condition. Show the ground up close - whether it’s concrete, gravel, or grass. Storers checking for heavy vehicles want to see the condition.
  • Security features. If you have fencing, gates, CCTV cameras, or locks, photograph them. Security is a top concern for storers.
  • Overhead view (if possible). A photo from an elevated position - a second-floor window, raised platform, or drone - shows the true scale and layout of the space.

Tips for better photos

  • Shoot in natural daylight. Overcast days are ideal - they eliminate harsh shadows and show accurate colours.
  • Clear the space before shooting. Remove rubbish, clutter, or anything that makes the space look smaller or less appealing.
  • Hold your phone or camera horizontally (landscape). Vertical shots are cropped in search results and show less.
  • Don’t use filters or hide anything. Storers expect the space to match the photos when they arrive.

The first photo you upload is the cover image shown in search. If you want to change the cover, delete and re-upload photos in the order you want - the first in the list is always the cover.

Title & Description

Your title and description are what storers read to decide whether to book. Clear, specific, honest copy works best.

Writing a good title

Cover three things in one line: what type of space it is, what it suits, and where it is.

Formula

Minimum 5 characters. Keep it under 80 characters so it displays cleanly in search results.

Writing a good description

Answer the questions a storer will ask before deciding to book:

  • What is the space? e.g. “Fully fenced concrete yard on a working farm. Suits caravans, boats, and light trailers.”
  • How does access work? Include access hours, how the storer gets in (gate code, key, meet in person), and any conditions.
  • What security is in place? Be specific - “CCTV on driveway and back fence” is more reassuring than “secure.”
  • Any rules or restrictions? No mechanical work, no hazardous materials, no access after 9pm - state these clearly.
  • Any extras worth mentioning? Power outlets, water access, lighting - anything that adds value.

Minimum 20 characters. A good description is 3–6 short paragraphs.

Write as if you’re explaining the space to someone on the phone. Short sentences. Specific facts. “Covered concrete driveway, fits two cars or one caravan, key-lock gate, 24/7 access” is better than “Excellent premium storage solution.”

Features

Select every security feature and amenity your space has. These appear on your listing page and are used as filters in search.

Security features

These are grouped into three sections on screen. Here is what each option means:

Access & Entry

  • Gated access - any gate that restricts vehicle entry. Padlock, electronic, or manual swing gate all count.
  • Electronic keypad entry - a keypad that controls the gate or door. Only tick this if the system is active and working.
  • Access cards / swipe entry - card or fob-based access system.
  • Intercom - a speaker/button system at the entry that lets storers contact you.

Surveillance & Monitoring

  • CCTV / cameras - fixed surveillance cameras that record. Do not tick for a dummy camera.
  • Security lighting - motion-activated or always-on security lights.
  • Flood lighting - high-intensity lighting that illuminates the full space.
  • On-site security guard - a physical guard present during at least some hours.
  • Alarm system - an active intruder alarm connected to monitoring or a siren.

Perimeter & Protection

  • Fenced perimeter - a continuous fence enclosing the space. Even a rural wire fence qualifies.
  • Lock-up / padlockable - the storer can secure their vehicle inside a lockable space (e.g. a garage with a roller door they control).
  • Fire protection / extinguishers - fire extinguishers or suppression systems on site.

Amenities

These are particularly valuable for truck operators and long-term storers.

Vehicle Services

  • Truck wash - a wash bay or wash-down area suitable for trucks.
  • Fuel available - diesel or petrol available on site for purchase.
  • Air compressor - an accessible air compressor for tyre inflation.
  • Loading dock / ramp - a functional dock or ramp for loading/unloading. Include only if it’s rated for the vehicles you accept.
  • Weighbridge - an on-site weighbridge for vehicle weighing.

Utilities

  • Power outlets - accessible electrical outlets in the storage area. Valued by caravan and refrigerated vehicle storers.
  • Water access - a tap or water point accessible to storers.
  • WiFi available - wireless internet accessible in the storage area.
  • Internal lighting - lights inside a shed, garage, or enclosed space.

Facilities

  • Toilets on site - accessible toilet facilities for storers who visit regularly.
  • Office / reception - a staffed office or reception area on site.
  • Forklift available - a forklift on site, available for use.
  • Waste disposal - a skip bin or waste disposal facility.

Only tick features that actually exist at your property. Listing features that aren’t there damages trust and can lead to negative reviews or disputes.

Set your rates, access rules, and booking preferences. You can change everything here at any time after your listing goes live.

Pricing mode

  • Start with monthly rate (recommended) - enter your target monthly price and the system calculates daily and weekly rates automatically. Use this if you want long-term storers.
  • Start with daily rate - enter a daily price and the system calculates weekly and monthly rates automatically. Use this if you primarily want short-term or casual bookings.

How the rates relate

Monthly-first: monthly ÷ 30 = daily, daily × 7 = weekly

Daily-first: daily × 7 = weekly, daily × 30 = monthly

You can adjust each rate individually after the auto-calculation. It is common to offer a small discount on the monthly rate to reward longer bookings.

Minimum and maximum booking days

  • Minimum booking days - leave at 1 day unless you only want longer-term commitments. Setting it to 30 means only monthly-or-longer bookings can be made.
  • Maximum booking days - optional. Leave blank to accept any length of booking.

Access type

  • 24 / 7 - the storer can access their vehicle any time without notice. Best for listings with a gate code or keypad.
  • Business hours - access is available during standard hours only. Suited to commercial yards with staff on site.
  • By arrangement - the storer contacts you to arrange each access visit. Common for residential properties where you want to be present. Requires fast response times.

Instant book

When instant book is on, a storer can book your space immediately - no approval needed on your end.

  • Enable instant book if you are comfortable with any qualified storer booking without prior approval. Listings with instant book receive more bookings.
  • Disable instant book if you want to review each storer’s profile before confirming. You will receive a paid booking request and have 72 hours to approve or decline.

Enable instant book to increase your booking rate. Most storers filter for it when searching.

Cancellation policy

These are the exact options shown in the form:

  • Flexible - full refund up to 24h before. Best for attracting first-time storers who want low risk.
  • Moderate - full refund up to 5 days before. A good balance of flexibility and protection.
  • Strict - 50% refund up to 7 days before. Use this for popular spaces where last-minute cancellations cost you real income.

Review & Submit

The final step shows a summary of everything you’ve entered. Check each section before submitting. You can click “Edit” next to any section to go back and change it.

What to check

  • Location - confirm the suburb, state, and postcode are correct. This affects where your listing appears in search.
  • Dimensions - re-read the entry width, height clearance, and space size. Incorrect dimensions are a common cause of disputes.
  • Vehicle types - make sure you haven’t ticked any types that won’t fit. Compare against your actual measured dimensions.
  • Photos - the first photo listed is your cover image. Make sure it’s your best wide shot.
  • Pricing - double-check the daily, weekly, and monthly rates. Make sure you haven’t entered a daily rate where you meant monthly.
  • Access type - confirm this matches how your space actually works. A storer expecting 24/7 access to a “by arrangement” space will be frustrated.

Compliance checkbox

You must confirm that your space is suitable for the storage types you have selected, and that you are aware of any local council or body corporate regulations that may apply to hosting.

After you submit

  • Your listing is reviewed by the StorageFinder team before going live. This usually takes less than 24 hours.
  • You will receive an email when your listing is approved and live on the marketplace.
  • You can edit your listing, update pricing, and manage availability at any time from your host dashboard.
  • If your listing is declined, you will receive an email explaining why, with steps to fix and resubmit.
