Most parkers on ParkingFinder are commuters. They park in the same spot Monday to Friday, they pay monthly, and they are low-maintenance. Understanding who your parker is helps you set the right schedule and price.
CBD commuters
Need a consistent weekday spot near work or a train station.
Shift workers
Hospitals, early starts, late finishes. Value reliable 24hr access.
Airport travellers
Short-term, 3–10 days. Near major airports.
Monthly residents
Nearby apartments without a car space. Year-round income.
Be specific. "Undercover carport bay, 2 min walk to Town Hall station" is more useful than "Great parking available". Include access type, vehicle size limits, and any restrictions.
Include the space itself, the access point, any entry gate or fob, the street view so parkers can locate it, and the surrounding area. Good photos increase booking rates. Bad photos kill them.
Be clear about how parkers get in. Key fob, coded gate, remote, or turn-up arrangement. If access requires instructions, put them in the listing description, not just in messages.
Specify the days and hours available. A weekday-only arrangement suits most commuters. If you need the space back for evening use, say so upfront.
Private parking typically runs 40–70% below commercial carpark rates in the same area. Price too high and you will not fill the space. Price too low and you are leaving money behind. Use these benchmarks as a starting point, then adjust based on your location, access, and cover.

The Handover is your protection as a host. Two photos per booking, one when the parker arrives, one when they leave. It establishes the condition of the space at the start and end of every booking.
Space is clear and ready. Parker confirms access on arrival. Both sides have a record of the starting condition.
Space is returned in the same condition. Parker confirms they have left. Any issues are documented immediately.
You review each request before confirming. Check the parker's profile, verify their vehicle matches the space, and confirm the schedule works. Good for higher-value spaces or first bookings.
Parkers can book immediately without waiting for approval. Increases booking volume and fills spaces faster. Best for established listings with clear access instructions.
Payment is processed securely by Stripe. For new bookings, your payout is typically released within 24 hours of the parker's check-in. For monthly arrangements, payouts are processed on the booking cycle. You receive the full booking amount minus the 15% platform fee.
GST note: If you are a sole trader or company earning more than $75,000 per year from all sources, you are required to register for GST. Parking income counts toward that threshold. If you earn below $75,000 across all income, you are not required to collect GST.
Yes. Your listing sets the schedule. You can offer Monday to Friday only, restrict late-night access, or offer the space only on weekends. Be specific in your listing so parkers know exactly what is available before they request.
The Handover photo record is your starting point. If a parker causes damage, document it with photos and contact ParkingFinder support. Our Booking Support covers documented damage up to the cap shown in the Parking Safe & Sound guide. For significant damage, the Handover record supports any insurance or legal action.
No-shows are uncommon, but they happen. You keep any payment already processed. If the booking was instant-book and the parker has not shown, contact them via the platform. If there is no response, contact support. For monthly arrangements, communicate any access issues early.
Your home and contents insurance is generally unaffected by renting a driveway to a parker. The parker's own comprehensive car insurance covers the vehicle. For commercial lot owners, check with your insurer about any public liability implications. See our Insurance Guide for more.
Both sides can give notice as agreed at booking, typically 14 to 30 days. If a parker is not following the agreed terms, wrong vehicle, wrong hours, subletting, contact support. We can assist with ending a booking where the terms have been breached.
ParkingFinder charges 15% on each booking. This covers payment processing, platform support, and Booking Support coverage. Founder Hosts who list during the launch window pay 0% for their first six months.
