Parking in Melbourne
Without Paying CBD Rates
Fringe suburbs, near trams, and Tullamarine alternatives, all cheaper than commercial carparks.
Melbourne's parking market
Melbourne CBD commercial parking runs $40–65 per day. Monthly rates in multi-storey carparks are $300–450. Unlike Sydney, Melbourne has an extensive tram network, which creates an advantage: a private parking space 1–3 km from the CBD with tram access is genuinely convenient.
South Yarra, Richmond, Carlton, and Cremorne all have private parking at a third to half the CBD rate, with tram lines running directly into the city. Workers in these suburbs often find the walk to a tram stop is faster than the drive to a CBD carpark.
Where to look by area
CBD Fringe, South
$8–18
$120–220
Strong tram connections to the CBD. South Yarra is 10–15 min by tram. Cremorne has become a major tech hub, strong demand from local workers too.
CBD Fringe, West
$7–15
$100–200
Easy tram access via Collins St, Bourke St, and Flinders St routes. Lower residential density means more available driveways.
CBD Fringe, North
$7–14
$90–180
Popular with University of Melbourne staff and students. Inner North workers who walk or cycle to the CBD find these areas practical.
Southbank & Arts Precinct
$10–20
$140–250
Large concentration of office workers, convention visitors, and arts precinct attendees. Scarce street parking makes private spots valuable.
Near major stations
$12–22
$160–280
Within walking distance of the three main CBD stations. Premium location for private spots, expect higher rates but high availability.
Airport (Tullamarine)
$10–20
N/A (short-term)
5–15 min from terminals. SkyBus stops in Essendon. See our airport parking guide.
Outer suburbs, park and ride
$4–8
$50–90
Park near a station on the Belgrave, Craigieburn, Frankston or Werribee line and train to the CBD. Monthly rates from $50.

The tram alternative: park in Fitzroy, Carlton, or Collingwood and tram to the CBD. Journey time is 15–25 minutes, and monthly rates are $80–180.
